Mortgage and monthly payment calculator

What a home costs each month, not just what it costs to buy. Principal and interest, taxes, insurance, dues and mortgage insurance, with the two things buyers get caught out by — mortgage insurance and the one-time charge on an FHA or VA loan — worked out rather than left to guess.

Lenders who can help

Licensed lenders on the platform, listed by the ground they work. Call, text or email them straight from here, or open their own booking page and take a time.

No lenders are listed yet.

The lenders on the platform are outside businesses that pay for a listing — a place in front of the agents and clients here. If you are a lender, or you know one who should be on this list, they can be on it in a few minutes.

What makes up a payment

Principal and interest is the loan payment itself. On top of it sit the things that are collected with the payment: property taxes by the month, homeowners insurance by the month, HOA or condo dues, and — on most loans with less than twenty percent down — mortgage insurance. Buyers price a home on principal and interest and then meet the rest at closing, which is why the whole figure belongs in front of them early.

How the three loan types differ

  • Conventional. Mortgage insurance is charged while the buyer has less than twenty percent in, at roughly half a point of the loan a year, and falls off once the balance is down to eighty percent of what they paid.
  • FHA. Mortgage insurance both ways: a monthly premium charged whatever is put down, and a one-time premium of 1.75% of the loan. Below ten percent down the monthly premium lasts the life of the loan — a fact worth more to a buyer than any rate quote.
  • VA. No monthly mortgage insurance at all, and a one-time funding fee instead: 2.15% of the loan with nothing down, less as the down payment rises.

Where the rate comes from

The calculator opens on the week's average rate for a 30-year fixed mortgage — the reading the platform records for itself each week from the weekly survey Freddie Mac publishes and the Federal Reserve republishes — and shows the date it is for, because a rate is only worth what its date says it is. Type your lender's own rate over it at any time; nothing here is a rate quote, and the lender's numbers are the ones that count.
